Let’s Review: 2017 Has Been a Whirlwind!

What a Busy Year It’s Been (And It’s Only August!)

The first part of the year has gone by in a flash. I’ve been thrilled to represent so many beautiful properties in Sarasota. I’m particularly proud of my largest sale to date – 467 Meadow Lark Drive on Bird Key. It was only on the market for 10 days before it sold for $6.35 million. Over a 20-year relationship with these sellers.

In addition, I’ve been involved with many other sales this year including properties on Longboat Key, Lido Beach, Lakewood Ranch, Palmer Ranch, Tidewater Preserve, West of the Trail and Siesta Key.

When most people think about the waterfront in the Sarasota area, they think of our gorgeous white sandy beaches on our Barrier Islands.  This recent Michael Saunders Blog shares waterfront lifestyles on the beach, on the Bayfront, on canals, rivers, bayous and creeks.  I am thrilled that it names one of my listings at 2300 Wason Road with 300’ on the scenic Phillippi Creek as a great example of waterfront living.

Siesta Key luxury single family home sales outpaced all other areas in the  Sarasota area.  In 2014, there were 34 single family homes sold with values over $3,000,000.  Fourteen of these properties are located on magnificent Siesta Key.  In addition,  the three highest priced sales in the area are located on Siesta Key.

The highest priced home sold in 2014 belongs to 7712 Sanderling Road.  A stunning, Modern Beachfront estate in The Sanderling Club with a sales price of $11,850,000.  Closely followed by Siesta Key’s  classic Gulf Front estate at  4300 Higel Avenue which sold for $10,975,000.   Guy Peterson’s uber contemporary beachfront estate in The Sanderling Club became the third highest price 2014 home sale.

The Luxury Home Market Getting Stronger Every Day

The luxury home market  getting stronger every day proven by an uber -luxury beachfront sale on Casey Key and all the construction going on in Sarasota’s finest neighborhoods.

Yesterday, was important day for Luxury real estate in Sarasota.  Our company closed on a luxurious 10,000+ sq. ft. beachfront estate for $7,575,000.  This was an extremely solid, high end home with impressive use of stonework throughout and all the accoutrements for a very refined lifestyle (gated and walled, 200’ of private beachfront, caretakers building).  


In yesterday’s Sarasota Herald Tribune there was an interesting article titledNew Spike in High End Homes”.  The article stated there were 14 luxury homes under construction on Bird Key with construction costs exceeding $14 million.  West of the Trail in Bay Point Park, one of my favorite neighborhoods, a 23,600 square foot Bayfront fortress is presently under construction with a land cost of $3.8 and recordable building costs of $ 4.2 million.

According to a new survey the Luxury Institute and the Institute for Luxury Home Marketing, “the number of wealthy households has jumped back to pre-recession levels and affluent home buyers are purchasing.  The National Association of Realtors (NAR) statistics show that national home sales at $1million and above were up more than 18% year-over-year in 2010”.

Luxury real estate in Sarasota is way above the National average.  Closed sales in Sarasota over $1 million is up 22% from last year at this time.

Luxury real estate in Sarasota Sold in 2010 increased with three times more buyers purchasing luxury real estate in Sarasota 2010 than they did the year before. Taking advantage of lowered asking prices and historically low interest rates, 16 smart home buyers jumped into the luxury marketplace. A variety of luxury real estate in Sarasota purchased was sold but being on the WATER was the universal theme of each and every piece of luxury real estate in Sarasota sold in 2010.

Out of the 16 luxury sales of $3 million+ properties, 14 single family homes and only 2 were condominium units (One at the Ritz Carlton Resident Tower and one at the Ritz Carlton Beach Club on Lido).
