Property of the Century: Privacy & Sweeping Views on Sarasota Bay

Survey Says: Privacy is the Ultimate Luxury

The other day I was reading an interesting Business Insider article (“Privacy is becoming the ultimate luxury for wealthy homebuyers”) that talked about a recent survey of the world’s wealthiest people. The Luxury Portfolio International survey asked people this question: “If you were wealthy enough to afford whatever house you wanted, what would be first on your list?” And the most frequent answer to the question was privacy.

Privacy is so sought out by the wealthy that often people purchase the homes on either side of their house and across the street. A home with privacy is a retreat from the busy world outside and a refuge for friends and family members.

One of the Most Private Properties in Sarasota

I’m not exaggerating – my listing at 3250 Old Oak Drive is one of the most private properties in Sarasota.

This waterfront property near the North Siesta Key Bridge is almost three acres, a size practically unheard of these days. The large lot size, plus dense foliage of beautiful oaks and specimen plantings, means you won’t see your neighbors or people driving by to take a look. You’ll just see greenery and a sweeping view of Sarasota Bay.

Now is your chance to snap up this one-of-a-kind ultra-private property that’s been owned by one of Sarasota’s oldest families for over 60 years. Listed at $3.95 million, you really won’t find a more private property in such an ideal location that’s just minutes to downtown, Southside Village and our world-class beaches.

And this property is the perfect place to build your dream house. Don’t settle for a home that’s not quite to your liking – here you can create a custom luxury compound to your exact specifications.

You’ll be hard-pressed to top the privacy and beauty of 3250 Old Oak Drive. But you don’t have to take my word for it. Watch this virtual video tour of the property. It just might inspire you to make this special place your very own.

The Sanderling Club…Siesta Key’s Waterfront Gem

14 Oct 2014 Posted by Marcia Salkin in Gulf front, Luxury Home, Siesta Key, Single Family Home, Waterfront Homes

The only guard-gated single family home community on Siesta Key. A tropical oasis comprised mostly  of gulf front , bay front and Lagoon front residences concealed from the roads by mature trees and lush landscaping.

Atlanta-born Elbridge S. Boyd was one of Siesta Key’s earliest developers.  Before embarking on Sanderling, he had  previous successes with the  Turtle Beach Cabana Club, Hidden Harbor, Cocoanut Bayou and Cedar Park Circle (Still some of our most beautiful Siesta Key neighborhoods).  He began developing  Siesta Properties (Sanderling) in 1946 for those wanting to avoid the rigors of northern winter winters.

Most of the original beach cottages were used for  a three month getaway and  have been razed to make way for the Gulf front mansions standing today. Most of the properties have at least 100′ of water frontage housing a variety of architectural styles from Contemporary to Asian to Old Florida.  The natural beauty of  The Sanderling Club is the perfect backdrop for

Stacy Hanan and I have just listed a 8,000 sq. ft. gulf front home at 7902 Sanderling Road for $7,195,000 with 156′ stretching across the beach and extending to the boat docks on Heron Lagoon, it’s an ideal haven for entertaining and relaxing.

As in many of our exclusive neighborhoods, there is not much inventory.   Prices range from $1,700,000 for a lagoon front residence to $10,900,000 for a wonderful Asian Inspired Gulf front  paradise.  Earlier this year, a 7600 sq. ft. Guy Peterson contemporary on the beach at 8250 Sanderling Road sold for $8,850,000.

The Sanderling Club offers a gulf front Paul Rudolf designed clubhouse, beach cabanas, playground, boat docks and 3 tennis courts.  A lovely lifestyle on Siesta Key!

The Two Top Selling Homes in Sarasota….traditional or contemporary. Which do you prefer?

19 Aug 2014 Posted by Marcia Salkin in Arts and Culture, Gulf front, Luxury Home, Sarasota Luxury Real Estate, Siesta Key, Single Family Home, Waterfront Homes, Waterfront Land

Sarasota ….known for its white sandy beaches, great year-round weather and as Florida’s cultural center.  Sarasota is, also, a ideal backdrop for great residential architecture.  We are still a city fortunate to be home to  original  1920’s Mediterranean gems,  neighborhoods filled with 50’s mid-century modern ranches  and even,  our very own Sarasota  School of Architecture treasures.

So far in 2014, two very distinct and  different architecture styles garnered the highest sales prices in the area.  Both on Siesta Key.  Both beachfront on 1.5+ acres.  Both with over 7,500 sq. ft. of living space.   And, both with manicured grounds and resort-like pool areas.

Sanderling Siesta Key

8250 Sanderling Road on  Siesta Key

8250 Sanderling Road, a stunning contemporary by Guy Peterson Office of Architecture, was originally listed in March 2011 for $14,500,000.  With clean lines, floor- to- ceiling walls of glass and three levels of beachfront terraces, this award-winning  home sold for  $8,850,000.

2300 Higel Avenue on Siesta Key

4300 Higel Avenue on Siesta Key

4300 Higel Avenue, a Beach Manor complete with center hall, symmetry and timeless finishes by  Clifford M.  Scholz Architects, listed in November 2011 and sold within 93% of list price at a record-breaking sales price of $10,250,000.

Two great properties, both listed and sold by Michael Saunders agents and designed by local architecture firms, are fine examples of Sarasota’s diverse styles earning the two top spots for the highest sales so far in Sarasota County 2014.

Sipping Tea While Watching the Dolphins at Play

Cheers and Good News from our London Office today as Nick Churton and Annette Reeve of Mayfair International Realty  spoke to us in Sarasota.  One third of all Florida sales are purchased by foreign nationals. -Canada leads this group and The U.K. is in the coveted second position.

“Central London is on fire” says Churton.  London has become the melting pot for International Wealth.   The Europeans, Middle Easterners, Asians and Russians are all investing in London and prices are rising.   A London flat near Harrods was just sold for 100 million pounds ($160 million).

Along with our Christie’s International Real Estate affiliation, Mayfair is spreading the word on Sarasota.  Last year alone, our Sarasota properties were featured in the Financial Times and Country Life magazine.

While the bubble has burst for some of their European beach communities, our white sandy beaches are gaining more and more favor.  In April of this year, the highest priced residential sale in the area was to a lovely British couple who paid $12.5 million for a gorgeous beachfront home on Longboat Key.  It sounds to us that luxury real estate in Sarasota is a bargain!

With deep, strong roots throughout the United Kingdom, we feel fortunate to be affiliated with Mayfair’s extensive network of real estate agents.  For more information on the International market in Southwest Florida, please contact Marcia Salkin  (941) 376-6121 or Paulene Soublis (941) 356-0203.

Warren Buffett and Sarasota Real Estate

01 Sep 2010 Posted by Marcia Salkin in Gulf front, Siesta Key, Waterfront Land

“I would rather buy a great company at a fair price than buy a fair company at a great price”

For over 20 years, Salkin & Soublis have been disciples of this Warren Buffett statement as it pertains to real estate in the Sarasota area.  To buy great real estate in Sarasota, we have always said “buy on the water”!  Even if it’s not the home of your dreams… buy the location.  When the time is right, you then can create your desired environment.

Twenty years ago, water front property was at the top of the housing pyramid in Sarasota and on the barrier islands and  today, it is still the most sought after property in the area.  So, when you are looking for great property in the Sarasota area, think waterfront.

Today’s market value for walking beachfront property in Siesta Key’s Sanderling Club is going for $26,000+/- a front foot.  Salkin & Soublis are fortunate to be offering a waterfront property with 150’ across a wide, white beach in The  Sanderling Club for only $22,000 per square front foot.

A great property with a better than fair price.

Warren would be proud.
